Town Planning
Pentland have a seperate Town Planning Department to complement a broad range of property services.
Our experienced staff have considerable knowledge of the planning system and offer high quality, professional advice. Our emphasis is upon preliminary consultation with Local Planning Authorities in order to achieve the best results at a reasonable cost.
Pentland Chartered Surveyors also has experience and expertise in the management and delivery of major and strategic projects for corporate clients in the public utilities, construction and housebuilding sectors. We have been involved in the following areas:
- Public infrastructure works, including road building, infrastructure, sewage and water works.
- Renewable energy projects, from identifying areas of search, through to the implementation of planning agreements.
- Strategic housing land management for a number of house builders within the Galliford Try group, including promotion through the RSS and LDF process, with the management of multi-disciplinary teams (e.g. planning, master-planning and design, transport ecology, archaeology, public relations, renewables / sustainable energy.
We are able to undertake or manage projects from initial viability assessments to the submission of full planning applications, with full supporting technical, environmental and other specialist reports. Where necessary we can advise on the need for Environmental Impact Assessments and manage and deliver these when required.

Appraisals and Feasibility Studies
We are able to give detailed advice on the development potential of buildings and land in urban and rural locations, covering brownfield and greenfield sites, traditional and modern buildings. We are also able to give specialist advice on rural planning, conservation and agricultural issues.
Planning Applications
We are able to advise upon and submit planning applications, preparing the appropriate drawings and supporting documents, liaising with Local Planning Authorities and representing clients at the planning committees. We will also submit Listed Building Consent Applications, Advertisement Consent Applications and GPDO notifications for agricultural developments.
Appeals
Our extensive knowledge of the planning system means that we are ideally placed to undertake appeals on most planning issues, including refusals and enforcement. We are happy to proceed with written representations, hearing and public enquiries and are able to give pre-appeal assessments on how to proceed.
Enforcement
We are able to offer advice on all Environment issues, including Breach of Condition Notices, Enforcement Notices and Stop Notices.
Development Plan Consultation
This is an important, but often overlooked matter. We are able to monitor emerging Development Plan Policies, including Local Development Frameworks and Regional Spatial Strategies, and give assessments on the impact of these upon clients’ property holdings.
